We are building new social housing in Avoca, Bundaberg.

Key features of the development

The new development will provide homes for Queenslanders who are homeless or at risk of homelessness.

The new development will be delivered in 2 stages:

  • Stage 1 will provide homes for approximately 20 people. It includes 6 homes made up of:

    • 4, 3-bedroom
    • 2, 4-bedroom homes.
  • Stage 2 will provide homes for approximately 70 people. It includes 40 homes across 7 2-storey buildings and 2 3-storey buildings. The buildings will be made up of:
    • 6, 1-bedroom
    • 34, 2-bedroom homes.

The homes are architecturally designed, modular homes, which are built offsite and transported to the site for installation.

The new development is well located, close to a shopping centre, public transport, schools and services including the Bundaberg Hospital.

Features of the development include:

  • communal green space
  • car parking
  • screening to bedroom windows, decks and balconies on the new homes to ensure privacy of the tenants and neighbouring properties.

The homes are accessible in line with the Social Housing Design Guidelines.

Bundaberg Housing Service Centre will manage the property and the tenancies.

Timing

The construction of Stage 1 is complete and tenants have moved into the homes.

Stage 2 is in the construction phase.

The design has considered privacy, safety, and amenity for tenants, neighbours, and the community. This design is informed by the Social Housing Design Guidelines, as well as the Modern Methods of Construction Design Sprints, both of which were managed by the Office of the Queensland Government Architect, as well as the relevant policies in the local planning scheme.

Construction on Stage 2 started in late 2025 and will be ready for people to move in later this year.

Community consultation

We consulted with the local community in April 2025.

While many in the community were supportive of the project, some residents were concerned about the suitability of the social housing development for their neighbourhood, density and traffic management, and privacy.

This feedback was considered in the design and planning of the project.
